New rental housing project is proposed

Neighbors near Geddes and Denton Road in Canton Township may be getting about 500 or so new neighbors over the next few years.

A 449-rental property development received preliminary plan approval from members of the township planning commission earlier this month. The plan will face several other reviews both planning commissioners and members of the township board of trustees prior to any project approval.

The plan includes single-family homes on the 224-acre property comprising 342 detached houses and 107 attached units. The development will offer a clubhouse, pool, dog park, splash pad, basketball court and playground, according to plans for the proposed Creekview Landing project.

Rental on the 1,400 square foot home would be about $2,380, according to a representative from Sunrise Land Group. The largest rental units would be 1,900 square feet. The property would be developed and the homes constructed during the next three to four years by Sunrise Land Group and then owned and managed by Sun Communities, Inc., a real estate investment trust which manages and maintains various rental properties across the country and overseas.

The developer told the planning commissioners that the plan includes a large area of open space and that much of the wooded and wetland areas at the site would remain intact. The development would require the addition of right and left turn lanes at entrances to the project, one on Denton Road and two on Geddes.

While commissioners expressed some concerns regarding added traffic in the area, the preliminary development district plan was unanimously approved.
