Members of the Northville Planning Commission approved a reduction in the number of required parking spaces for “the Hanger” at 455 E. Cady during their meeting Dec. 7.
The Hangar, a co-working rental space, will transition to a new usage with two new office tenants, according to documents submitted to the commissioners. The number of parking spaces currently provided was deemed sufficient for the existing uses, to accommodate the vacant portions of the building, and will allow the current tenants to grow at this site, officials said.
Most recently, the historic building on Cady Street, was used for co-working office space and was planning the addition of a new brewery/bar, which did not work out.
The Zoning Ordinance allows the Planning Commission to consider other parking standards that may reduce the parking requirement, as well as the specifics of the site and building, and the scope of the proposed uses. The number of parking spaces provided, 55, includes 31 on-site spaces, and 12 shared parking spaces each with two neighboring businesses: Tipping Point Theater and Mill Stream Apartments. These spaces are available to the Hanger from 9 a.m. to 5 p.m. weekdays.
The approved motion states that the building occupancy be limited to 55 persons (equal to parking spaces); if exceeded, the applicant must return to the commission for further consideration on parking requirements, according to stipulations of the approval. Planning commissioners also approved the request for a Dubuar Street lot split of the Prose property at the west end of Dubuar for two new parcels (376 and 377) near Rogers, based on three conditions.
The applicant must obtain a variance from the Board of Zoning Appeals for the required street frontage; utility connections and necessary easements must be coordinated with the Department of Public Works and an application for tree removal is required when the applicant applies for a building permit.
