Creekview Landings, a 449-unit rental home project, has received approval from members of the Canton Township Board of Trustees.
Trustees agreed with the recommendation of the township planning commission where the project received approval in September. Construction on the 225-acre site north of Geddes Road and west of Denton Road could begin as early as next summer, officials said.
Plans submitted by the developer, Sunrise Land Group, include a clubhouse, pool, dog park, splash pad, basketball court and playground along with 342 detached rental homes and 107 attached for-rent units.
Howard Fingeroot, president of Sunrise Development, told members of the planning commission during a September meeting that demand for rental units has increased substantially and this project would meet the needs of those consumers.Fingeroot cited benefits of the project including the preservation of many wooded areas including 140.56 acres of open space, or 61 percent of the development site. He added that the plans include enhancement of existing wetlands adjacent to the proposed pond along with construction of new sidewalks in the area for public use and improvements to the area water system.
The units would rent, Fingeroot said, at about $1.70 per square foot and would range from 1,400 to 1,900 square feet in size. He said the 1,400 square foot unit would rent at about $2,380 per month.
The completed project would be managed by Sun Communities, which would eventually own the entire development. Sun Communities, Inc. is a real estate investment trust based in Michigan which currently owns manufactured home communities, RV resorts, marinas and rental properties in the U.S. and overseas, according to the company website.
Fingeroot said construction would take an estimated three to four years and about 100 rental units would be built annually during that time.
